Strip out

Back to base build strip out was the first portion of scope completed on the Heritage listed building. As with all Heritage works, this required finesse and a gentle approach to ensure existing building construction was not damaged.

Structural Demolition

2 key structural elements were demolished. First being as suspended slab built on top of a Heritage listed brick bunker. The 300mm slab had to be cut and demolished without damaging the brick work that supported it. Once the slab was removed successfully without damage to the brickwork, the brickwork bunker had to be dismantled brick by brick and stored offsite to be used and put back in place toward the end of the project. The second was an existing freestanding lift shaft and associated suspended walkway linking the lift shaft to the main building. Using a crane, we delicately removed the link bridge piece by piece from it position without causing any issues to the Heritage Structure. Once the link bridge had been removed, we then worked on demolishing the lift shaft using our 35 ton excavator to be able to give us the reach required to work from the top down.

Dismantle Building for Salvage

An old timber saw tooth building sat on the boundary of the property and as apart of the heritage requirements for the project, the building was to be completely stripped back to its original build and then dismantled, denailed, stacked and transported offsite at the client’s storage yard. The dismantled components included truss and rafters, wall structure, floorboards, bearers and footing posts.

Asbestos Removal

From a previous Asbestos Roof Removal Project, the ceiling throughout the building remained contaminated with Asbestos debris. Protection of the heritage trusses, walls and floor was installed, and the entire ceiling was removed under Asbestos controlled conditions. During the demolition work, Asbestos debris were found in some areas underneath the building slab. To prevent further contamination and potential risk on surrounding workers, all trenching required for the project was done under a Friable Asbestos conditions with High-Frequency sawing being completed within the enclosure.

Given the extensive work required, staging of the removal areas was critical so that other areas ofthe project were able to continue without delay.
